A Few Common Myths…

  1. My home is special, so it should sell for more…
    Most homeowners are linked emotionally to their home, but Buyers determine fair market value. In a market with a high inventory of homes, high concentration of foreclosures, or declining home values, PRICE becomes a larger slice of the "location - condition - price" pie. Remember, the pinnacle of activity generally occurs within the first 30 days of listing, so it's crucial to price your home unemotionally and to the level the market will bear.
  2. I owe x$$… so I must sell the home for x$$ plus…
    Buyers and appraisers are insensitive to your loan balance, and the reasons. Buyers determine fair market value and their lender's appraiser verifies it!
  3. We just listed our home - Why should I accept the first offer?
    It's human nature to hope that another better offer is around the corner. But, statistically, if it's reasonable or negotiated to reasonableness, the first offer is usually your best offer!
  4. The real estate company carries expenses related to my listing, not the agent…
    Not correct! We fund 100% of the listing and maintenance costs. These expenses can be significant, especially during slower market conditions. The KOMAR TEAM spends aggressively to support its listing clients and is savvy in negotiating acceptable offers for our Sellers.   5. I'll recover 100% of the money spent on improvements when I sell…
    Not always true. Certain improvements, such as finishing a basement to the same quality level as the main floor of the house, kitchen and master bath upgrades, and custom flooring, generally help your home attract an Offer. Since the market decline in late 2007, Sellers should not expect to recover 100%  of their improvement costs when they sell.
